Electrician Services ยป Dock, Boat-Lift & Marine Wiring ยป Dock Electrical Safety Guide for Sarasota Homes Near the Bay and Canals: What Buyers Should Check Before Closing | CoHarbor Electric
A couple called us a few weeks after closing on a place near Laurel Park, right on one of the canals, wanting to know why their home inspection report had nothing at all to say about the dock. Nothing about the lighting, nothing about the lift, nothing about whether the ground-fault protection actually worked. Turned out the standard home inspection theyโd paid for covered the house and stopped right at the seawall. The dock, the lift, all of it โ completely outside the scope of what that inspector was checking. They found out the hard way, a few months in, when the lift motor started tripping a breaker intermittently and they realized nobody had ever actually verified the wiring feeding it.
That gap catches a lot of Sarasota waterfront buyers off guard. A standard home inspection is built around the structure โ roof, plumbing, interior electrical, HVAC. Dock and marine electrical work usually falls outside that scope entirely, which means a buyer can get a completely clean inspection report on a house with dock wiring that hasnโt been touched in decades.
Most general home inspectors arenโt trained specifically in marine electrical work, and dock, lift, and seawall wiring falls under its own section of the National Electrical Code โ Article 555 โ with requirements that differ meaningfully from standard residential wiring. A general inspector walking through a house checking outlets and the panel isnโt necessarily equipped, or even scoped by the inspection agreement, to evaluate whether the dockโs ground-fault protection actually functions or whether the lift motorโs connections are corroded past a safe point.
If youโre buying a home with any dock, lift, or seawall electrical, thatโs worth treating as its own line item, separate from the general home inspection, rather than assuming itโs been covered.
Every dock receptacle and most fixed dock equipment should have GFCI or ELCI protection under Article 555, but the device being present doesnโt mean itโs still functioning. These devices can fail silently after years of exposure to salt air and humidity, continuing to look normal while no longer actually protecting the circuit. A proper pre-purchase check tests this rather than just confirming the hardware exists.
Corrosion tends to start inside junction boxes and connection points long before it shows up anywhere visible. Weโve opened boxes on docks around South Venice that looked completely fine from the outside and found connections corroded to the point of barely holding together. A surface inspection wonโt catch this โ it takes actually opening things up, which is exactly what we found on a similar property near Gulf Gate Estates last year, where a lift that had operated without complaint for years turned out to be running on connections one storm away from failing outright.
If the property includes a lift, the motorโs electrical connections deserve specific attention, since this is one of the more common failure points on older waterfront properties. A lift thatโs currently working tells you the mechanical side is fine โ it doesnโt tell you whether the wiring feeding it is degraded enough to fail soon.
Pedestals take real abuse from weather exposure, and a pedestal that hasnโt been checked in years is a common source of hidden ground faults. If the property has one, itโs worth having it tested specifically rather than assuming itโs fine because a boat has been plugging into it without incident.
Dock electrical work in Sarasota requires a permit through Sarasota County, and unpermitted work is more common than it should be, especially on older waterfront properties where work sometimes got done informally over the years. Asking for permit records, or having someone check, tells you whether existing dock electrical was actually inspected and documented, or just installed and left alone.
If a pre-purchase dock electrical check turns up issues โ failed ground-fault protection, corroded connections, unpermitted work โ thatโs real information to bring into negotiations before closing, not something to discover afterward when itโs your problem to fix. Sellers arenโt always aware of the condition of their own dock wiring either, particularly if they didnโt install it themselves or havenโt had reason to think about it in years.
Donโt assume dock electrical is covered by your general home inspection, because in most cases it isnโt. If youโre buying anywhere along Sarasota Bay, the barrier islands, or the canal communities further inland, treat the dock as its own inspection item and have it checked specifically before youโre committed. Itโs a lot easier to negotiate a fix, or walk away, before closing than it is to discover the problem after the home is yours.
