How Often Should Sarasota Docks and Boat Lifts Be Inspected? | CoHarbor Electric

A homeowner near Cherokee Park asked us this one straight out, standing on his dock while we tested his liftโ€™s ground-fault protection for the first time in what turned out to be almost nine years. โ€œNine years,โ€ he repeated, like he was hearing it himself for the first time. Nothing had ever failed in a way that made him think to call anyone. The lift worked, the lights worked, and that had been enough reason, in his mind, to leave it alone. We found the pedestalโ€™s GFCI protection had stopped functioning internally at some point years back โ€” no warning, no obvious sign, just quietly not doing its job anymore while everything continued to look and work normally.

He asked how often this actually needs checking, and itโ€™s a fair question, because thereโ€™s no giant warning label on a dock telling you when something underneath has gone wrong.

The General Rule: Every One to Two Years

For most Sarasota docks, an inspection every one to two years is a reasonable baseline โ€” more frequent for heavily used docks or older installations that predate current code requirements. Interior wiring in a house can often go much longer between checks. Dock wiring canโ€™t, because itโ€™s dealing with salt air, humidity, and constant sun exposure that interior circuits simply never face.

Why This Interval Matters So Much Here

Ground-fault protection devices โ€” required under NEC Article 555 for dock receptacles, pedestals, and equipment โ€” are built to handle a lot, but theyโ€™re not indestructible. A device thatโ€™s tripped and been reset repeatedly over years, sitting in housing exposed to salt spray, can fail internally while still appearing to work normally from the outside. Thereโ€™s no indicator light warning you itโ€™s no longer protecting the circuit. The only way to know is to actually test it.

Corrosion behaves the same way. It starts inside junction boxes and connection points well before itโ€™s visible anywhere, quietly increasing resistance and generating heat until a connection finally gives out โ€” sometimes as a minor inconvenience, sometimes as something considerably more serious.

Signs That Mean Donโ€™t Wait for the Next Scheduled Check

  • A breaker on the dock or lift circuit that trips occasionally, then seems fine after being reset
  • Any tingling or odd sensation in the water near the dock, however slight
  • Visible corrosion at any accessible junction box or connection point
  • A lift motor that hesitates, stutters, or runs inconsistently
  • Cracking or discoloration on a control box or pedestal housing

If any of these show up, thatโ€™s a reason to call now, not a reason to make a note for the next annual visit.

What Actually Changes the Recommended Frequency

Age of the Electrical System

Docks with wiring installed before a lot of the current ground-fault and equipment-rating requirements were tightened benefit from more frequent inspection, since thereโ€™s a real chance of a gap between whatโ€™s installed and current code.

How Much the Dock Gets Used

A dock and lift running daily through boating season take more wear than one used only occasionally, and heavier use generally argues for the shorter end of that one-to-two-year window rather than the longer end.

Bay-Front Exposure vs. Sheltered Canals

Docks facing open Sarasota Bay conditions tend to weather faster than docks tucked into more sheltered canal settings further inland, like some of the properties weโ€™ve worked on near Southgate, though eventually both need the same level of attention regardless of location.

After Any Significant Storm

Even a storm that didnโ€™t cause obvious damage is worth a check, regardless of where you are in your regular inspection cycle. Storm surge, even moderate surge, can compromise seals and connections that looked completely fine the day before.

What a Real Dock Inspection Actually Involves

A proper dock electrical inspection isnโ€™t just confirming the lift raises and lowers smoothly. It includes testing ground-fault protection to confirm itโ€™s genuinely functioning rather than just present, checking accessible connections for corrosion, examining exposed cable condition, and verifying that control boxes and pedestals are actually sealed against moisture rather than just looking intact. Any repair work that comes out of an inspection still needs a permit through Sarasota County, so itโ€™s documented rather than just quietly patched.

Get Your Sarasota Dock on a Real Inspection Schedule

If itโ€™s been more than a couple of years since your dockโ€™s electrical was actually tested โ€” not just used โ€” thatโ€™s worth addressing before an insurance flag, a storm, or a home sale forces the issue. Coharbor Electric is licensed and insured, and we handle dock, lift, and seawall electrical inspections throughout Sarasota, including waterfront areas around Cherokee Park and Siesta Key. For the fuller code requirements a proper inspection checks against, weโ€™ve laid those out separately in our Sarasota dock electrical code guide. Reach out and weโ€™ll get your dock on a schedule that actually matches how it gets used.
