We got a call from a landlord a while back who owns a handful of rental houses scattered around South Gate and Vamo โ€” older places, mostly built in the 60s and 70s, solid rental stock thatโ€™s been cash-flowing fine for years. His umbrella policy came up for renewal and the carrier wanted 4-point inspections on three of the properties before theyโ€™d extend coverage. He wasnโ€™t thrilled. Tenants were in place, he didnโ€™t want to disrupt anyone, and he had no idea what kind of electrical findings might turn a routine renewal into a scramble.
