Step One: Getting It Scheduled

For permit-related final inspections, we handle the scheduling ourselves once the work’s done — we call it in to Lee County or the City of Fort Myers, depending on where the property sits, and they assign an inspector to a date, usually within a few business days.

Either way, the sooner it’s on the calendar, the sooner you’re not thinking about it anymore.

Step Two: What the Inspector Actually Does On-Site

This is the part people picture wrong. It’s not a deep dive into every outlet in the house. For most residential electrical inspections, the inspector is working through a defined list:

• Panel condition — brand, age, visible wear, whether breakers are functioning correctly
• Grounding and bonding at the panel
• GFCI and AFCI protection in the locations NEC 210.8 requires — kitchens, bathrooms, garages, outdoor circuits
• Visible wiring condition, especially in the attic and any exposed runs
• Any obvious code violations — missing covers, double-tapped breakers, unpermitted-looking additions

For a permit final inspection tied to new work — say, a panel upgrade or a new circuit we installed — the inspector’s checking that the work matches what was permitted and that it was done to code. That part usually takes less than an hour unless something needs a second look.

Step Three: The Outcome

Most inspections end in one of three ways. It passes outright, which is the outcome everyone’s hoping for. It passes with minor notes — small things worth fixing but not blocking anything. Or it comes back with items that need correcting before final sign-off.

We’ve walked people through all three. The middle ground — passing with notes — is honestly the most common outcome we see on older Fort Myers homes, especially anything built before the mid-90s. A note isn’t a failure. It’s just a “handle this and you’re fine” flag.

Step Four: If Something Needs Fixing

This is where the timeline stretches for a lot of people, mostly because they wait to start looking for an electrician until after the inspection instead of before it. If a 4-point comes back with issues, your insurance carrier typically gives a repair window before they’ll finalize the policy — often 30 to 60 days, though it’s worth confirming the exact terms directly with your carrier since it does vary. If it’s a permit final inspection that didn’t pass clean, the fix has to happen before the county will sign off and close the permit, which matters for resale and for avoiding an open-permit flag down the road.

Either way, the fix gets made, and — depending on the inspection type — either a reinspection gets scheduled or documentation gets submitted showing the correction was completed.

Step Five: Closing It Out

For permit work, once the reinspection passes, the permit gets closed with the county, and that’s the record that shows up (or should show up) if anyone ever pulls history on the property. For 4-point inspections, the report goes to your insurance carrier, and assuming everything checks out, that’s the end of it until the next renewal cycle or the next time a carrier requests an updated one.

Two things, mostly. First, treating the inspection like a surprise instead of something you can walk ahead of time. A quick look-through before the actual inspection — checking GFCI function, clearing panel access, noting anything obviously off — catches a lot of what would otherwise come back as a note or a fail. Second, underestimating how long the fix takes versus the inspection itself. The inspection might be done in under an hour. Getting a licensed electrician scheduled, the repair completed, and a reinspection booked can eat two or three weeks if you’re not moving on it quickly.
