Had a job a while back in Gillespie Park โ homeowner adding a 400-square-foot primary suite onto the back of the house, and a separate homeowner two streets over just redoing a single bathroom. Both called us โfor a quick electrical check.โ Neither project was quick, and neither was anywhere close to the same scope of work. Thatโs the thing we run into all the time โ people lump โremodelโ into one bucket in their head, when a whole-home addition and a single-room remodel are really two different electrical conversations, with different permitting paths, different load math, and different ways they can blow up a timeline if nobody plans for it early.
We want to walk through both, because knowing which situation youโre actually in changes what you should be asking your electrician before the first wall comes down.
A single-room remodel โ say a kitchen or bath redo โ usually means working within an electrical system thatโs already there. Youโre adding circuits, maybe relocating a few, upgrading to GFCI and AFCI where code requires it, but the service itself, the panel, the main feed into the house, often stays as-is. Itโs contained. The scope of the room limits the scope of the electrical work, more or less.
An addition is a different animal. Youโre not working within the existing footprint โ youโre extending it. New square footage means new circuits for lighting, receptacles, HVAC if thereโs a mini-split or ductwork extension, maybe a full bathroomโs worth of GFCI-protected circuits if the addition includes one. And hereโs where people get surprised: adding load to a home that was already running close to panel capacity can push you into a full panel upgrade you werenโt budgeting for. Weโve had homeowners in Rosemary District plan a gorgeous two-story addition and not realize until we ran the numbers that their 100-amp service, installed back when the house was a bungalow with window units, wasnโt going to carry the new HVAC zone plus everything else.
This is the part that gets skipped in a lot of planning conversations, and it shouldnโt. Under NEC Article 220, weโre required to run a load calculation any time youโre adding circuits that meaningfully change the demand on a panel โ and for an addition, thatโs basically every time. Itโs not a formality. Itโs the number that tells us whether your existing 150-amp panel has headroom, or whether youโre looking at a service upgrade before a single wire gets pulled in the new space.
For a single-room remodel, that math is usually simpler โ a kitchen redo might add a couple of small-appliance circuits and a dedicated circuit for a range or dishwasher, and most panels built in the last twenty years can absorb that without issue. Older panels โ the kind we still see plenty of in Arlington Park and West of Trail โ are a different story, and thatโs worth checking regardless of whether youโre adding a room or just redoing one.

That last one trips people up. Weโve run into additions where the cleanest, least invasive path for new circuits meant trenching underground rather than snaking wire through existing walls and attic space, and that changes both the cost and the timeline conversation. Better to know that in the planning phase than to find out once drywallโs already up on one side.
If your addition is anywhere near the water โ and we get this a lot around the bayfront pockets near downtown and out toward Siesta Key โ salt air corrosion is a real factor for outdoor receptacles, exterior lighting, and any panel or disconnect thatโs going to live outside. We spec corrosion-resistant hardware for those installs as a matter of course, not an upsell. Cheaping out on exterior electrical near the coast means replacing it again in five years instead of fifteen.
A room remodel is narrower in scope, but itโs not lighter on code requirements โ if anything, kitchens and bathrooms carry more code specificity per square foot than almost any other space in the house.
For a kitchen: dedicated small-appliance circuits, GFCI protection at every countertop receptacle under NEC Article 210, and if youโre adding an induction cooktop or double oven, likely a dedicated circuit apiece. For a bath: GFCI protection at the vanity, and if thereโs a whirlpool tub or anything with a motor, that circuit needs its own careful sizing.
What we tell people planning a single-room remodel is this โ the electrical scope is smaller, but it still needs to happen before the finish work, not during it. Weโve been called into more than one Cherokee Park kitchen where tile was already set and someone realized the range hood didnโt have a circuit. Ripping into finished tile to add a run is a miserable, avoidable job.
Hereโs something that surprises people on both ends of this spectrum: an addition typically requires a building permit with an electrical sub-permit through Sarasota County, inspected at rough-in and final stages, coordinated with the general contractorโs timeline. A single-room remodel might only need the electrical permit on its own, especially if the walls arenโt moving and youโre not changing the structure. Thatโs a lighter lift โ but it still means an inspector is going to look at your work, and it still means the job needs to be done to code, not just to โlooks fine.โ
Weโve seen remodels stall for weeks because nobody pulled the electrical permit up front, assuming a general contractorโs permit covered it. It usually doesnโt. Confirming permit scope with your electrician before work starts saves you from a stop-work order mid-project โ which is a conversation nobody wants to have with a kitchen half torn apart.
If youโre not sure whether your project is โaddition-scaleโ or โroom-scaleโ in electrical terms, ask yourself: is the new work happening inside the existing footprint of the house, or outside it? Inside the footprint, even a big renovation, usually stays within the existing serviceโs reach with maybe a subpanel added. Outside the footprint โ any addition โ puts the whole service size on the table for review. That one distinction tells us, before we even walk the site, roughly what kind of planning conversation weโre having.
