Doesnโt matter if itโs a canal-front place in Whiskey Creek or a newer build out toward Alva โ people call us with roughly the same worries, just dressed up differently. What actually counts as an โupgrade.โ Whether their house needs one. What weโre going to do to their walls once weโre in there. So we wrote down the answers we actually give, instead of making everyone ask one at a time.
Pretty much anything that improves or modernizes the system rather than just patching what broke. Panel upgrades, new circuits, GFCI and AFCI protection, whole-home surge protection, EV chargers, smart electrical features โ all of it falls under โupgrade.โ Some of thatโs code-required as a home ages or gets renovated. Some of itโs just a good idea. Weโll tell you honestly which is which for your house.
A few things tend to give it away โ breakers tripping more than they used to, a panel branded Federal Pacific or Zinsco (we still find plenty of both in older Fort Myers homes, and neither one has a good reputation), lights flickering with nothing obvious plugged in to explain it. Or honestly, just not knowing when โ or if โ anyoneโs ever looked at the panel. That last oneโs more common than youโd think.
More than people expect, yeah. A house wired in the 70s or 80s was built for a much lighter load than what actually runs through a house today. Nobody was planning around a home office, an EV charger, and three smart TVs back then โ they were planning around a window AC and maybe a chest freezer. We run into this constantly around Iona and North Fort Myers. Good bones on these houses. The panel just never got the memo that the 2020s happened.
A bit, yes. Heat and humidity are hard on electrical components โ connections corrode faster, panels run hotter than they would somewhere drier, and anything near a canal or closer to the coast picks up extra wear from salt in the air. Doesnโt mean every house here is a ticking clock. It does mean you canโt stretch the โweโll get to it eventuallyโ timeline as far as you could up north.

Then we tell you straight: whatโs fine, whatโs worth keeping an eye on, and what needs attention now instead of later. Almost always, yes. New circuits, a panel swap, anything touching the service โ that goes through Lee County, and it gets inspected before itโs done-done. We handle that end of it. Pulling the permit, scheduling the inspection, coordinating with FPL if a panel job needs a disconnect and reconnect. You donโt have to chase any of that down yourself.
Depends entirely on scope, and we mean that. Adding a single circuit โ could be same-day. A panel upgradeโs usually a day of actual work, plus whatever the permit and inspection scheduling adds on top. Bigger jobs, or anything getting bundled into a larger renovation, get their own timeline once weโve actually seen the house. Weโre not going to guess at that over the phone.
For most of it, yes โ at least for part of the day. We need access to the panel and whatever interior space the work touches. Weโll tell you upfront what we need access to and roughly how long we expect to be there, so youโre not stuck guessing.
All the time. Fort Myers has a huge seasonal population, and a house sitting closed up through a humid summer can develop problems nobody notices until the next visit โ a panel baking in an unconditioned garage, corrosion creeping along quietly with nobody around to catch it early. We do pre-season and post-season checks for exactly this reason, and honestly, itโs some of the more useful work we do.

Yep. Homes on canals or closer to the coast see faster corrosion on anything electrical that lives outside โ receptacles, panels, disconnects. We typically spec corrosion-resistant hardware for those installs rather than whateverโs cheapest off the shelf, because standard-grade parts just donโt hold up out here the way they might somewhere less salty.
It can, and usually for the better. Some insurers ask about panel brand and wiring age when theyโre underwriting or renewing a policy, and having documented, permitted, up-to-date electrical work tends to make that conversation a lot easier.
