We got a call a while back from a homeowner in Cherokee Park who wanted a quote on adding a couple outlets to her lanai. Simple enough, we figured. Then we asked the one question we always ask before giving a number over the phone — what year was the house built? “1968,” she said, “but it’s been updated.” Updated turned out to mean a kitchen remodel in the 90s and new flooring last year. The wiring itself? Original. Same aluminum branch circuits that came with the place, still feeding half the house.
That conversation happens more than you’d think in Sarasota. Homeowners know their roof age, their AC age, sometimes even their water heater age. Wiring gets overlooked because it’s invisible — until it isn’t. But here’s the thing: the decade your home was built tells us almost as much as an actual inspection would, at least as a starting point. Certain eras came with certain wiring habits, certain materials, certain shortcuts that made sense at the time and don’t hold up now. So we figured it was worth laying out, era by era, what we typically find and what it means for you.
Sarasota’s older stock — think pockets of Rosemary District, parts of Hudson Bayou, some of the original bungalows scattered through Newtown — occasionally still has knob-and-tube wiring or its early successors tucked into a wall somewhere, usually from a portion of the house that never got fully redone. It’s not common anymore. Most of it’s been replaced over the decades, one renovation at a time. But we still find remnants in attics, feeding an old light fixture nobody thought to touch. Knob-and-tube has no ground, wasn’t designed for insulation packed against it, and definitely wasn’t designed for the load a modern home puts on a circuit. If your house predates 1960, it’s worth having us take a look even if everything “seems fine.”
This is the stretch that comes up constantly in our world. Copper prices spiked in the mid-60s, and a lot of builders across Florida — Sarasota included — switched to aluminum branch circuit wiring on 15 and 20-amp circuits as a cost-saving measure. Neighborhoods with a lot of housing stock from this window, places like Ridgewood and pockets of Sarasota Springs, tend to have it more often than not.
Aluminum wiring by itself isn’t automatically dangerous. The problem is what happens at the connection points. Aluminum expands and contracts more than copper does with heat cycling, and it oxidizes in a way that increases resistance at the outlet or switch where it’s terminated. Resistance means heat. Heat at a connection that’s not built to dissipate it is how you get warm outlet covers, discolored switch plates, and in the worst cases, actual fire starts inside the wall. NEC Article 110 addresses termination and connection requirements for exactly this reason — connectors have to be rated for the conductor material they’re joining.
The fix isn’t always a full rewire. Sometimes it’s pigtailing the aluminum to copper using CO/ALR rated connectors at every device, which resolves the termination issue without pulling new wire through the whole house. We evaluate that case by case. What we won’t do is tell you it’s fine and move on, because we’ve seen what happens when nobody says anything.
Homes from this stretch — a lot of the original construction around Gulf Gate and Southgate falls here — generally went back to copper wiring, which is good news. The issue in this era isn’t the wire material. It’s capacity. A house built in 1978 was wired for window units, a handful of lamps, maybe a washer and dryer. Nobody was planning for a home office running three monitors, a tankless water heater, a pool with a variable-speed pump, and an EV charger in the garage, all at once.
That mismatch shows up as a panel that’s maxed out on breaker slots, or a service size — commonly 100 amps in this era — that can’t support what a modern household actually draws. NEC Article 220 covers load calculations for exactly this reason, and it’s usually the first thing we run through when someone in one of these homes is planning an addition or a major appliance upgrade. The wire in the walls is often fine. The math at the panel is the problem.
By the 90s, code requirements had tightened up meaningfully — AFCI and GFCI protection started showing up in more places, grounding requirements were more consistent, and panel quality generally improved. Homes from this era, common in newer sections near Fruitville and the Bee Ridge corridor, usually have wiring that’s structurally sound.
What we find instead is device fatigue. Outlets and switches have a service life, and twenty-plus years of Florida humidity working on plastic and metal contacts takes a toll even when the wiring behind them is fine. GFCI outlets in particular have a limited lifespan — they wear out and stop tripping properly, which means they’re not doing their job anymore even though the outlet still “works.” We replace more GFCIs in this age bracket than almost anything else.
Heat and humidity accelerate almost every wiring problem on this list. Insulation gets brittle faster. Connections corrode faster. Salt air near the coast — Siesta Key, Lido Key, and the barrier islands generally — adds another layer to that, especially on any exterior electrical equipment. So even within the same build decade, a house closer to the water is usually further along in wear than one further inland. That’s worth factoring in regardless of which era your home falls into.
None of this is meant to scare anyone into a rewire they don’t need. It’s meant to give you a rough sense of what questions to ask before you renovate, sell, buy, or just start noticing something’s off. If you know your build year, you already have a decent head start on what we’re likely to find.
