Had a tenant call us last winter from a unit near Gillespie Park. She’d leased the place six months earlier, just picked up her first EV, and honestly hadn’t thought much about where she’d charge it until the car was sitting in her assigned spot staring back at her. First instinct — call an electrician, get a charger installed, same as she’d do in a house she owned. Except that’s not really how it works when you’re renting. Worth sorting that out before you spend money on equipment, or get your hopes up about a timeline that isn’t realistic.

We hear this one enough in Sarasota — so much of the condo market here is leased, not owner-occupied — that it’s worth actually walking through properly instead of giving a one-line answer.

Short Version: It’s Not Entirely Your Call

Any electrical work in a condo unit, even something as contained as a dedicated EV circuit, needs the property owner’s sign-off. Often the HOA’s too, if it touches shared building infrastructure. As a tenant, you can’t approve permanent modifications to a unit you don’t own. Doesn’t matter that your lease never mentioned EV charging when you signed it.

That’s not the same as the answer being no, though. It just means the conversation runs through the owner first, and maybe the association after that.

What Actually Gets a Landlord to Say Yes

Landlords respond better to something concrete than an open-ended ask. Instead of “can I install a charger,” it helps a lot to have an electrician assess the panel first — what the circuit would actually look like, whether there’s capacity, what the association requires. Turns a vague favor into a specific proposal. Much easier to say yes to a plan than to a question mark.

Who Pays For It, and Who Keeps It

This is usually where things stall. A landlord might be fine with a charger going in, but they want to know who’s paying and what happens to it when you move out. A few ways we’ve seen this play out:

  • Tenant pays for a hardwired install, it stays with the unit — sometimes with a partial credit if it genuinely adds value for the next tenant
  • Tenant installs a plug-in charger through a NEMA 14-50 outlet, takes the charger when the lease ends, leaves just the outlet behind
  • Landlord treats it as a unit upgrade, installs it themselves, maybe folds the cost into rent or a longer lease

No universal right answer here. Depends how long you’re staying and what your landlord’s comfortable with.

The HOA Doesn’t Disappear Just Because You’re Renting

Even with a landlord on board, the condo association’s rules are still in play. Florida’s right-to-charge statute gives owners a real path to request EV charging approval — but you’re not the owner, so you can’t invoke it yourself. Your landlord has to. If the building requires architectural review, sub-metering, or has rules about equipment visible from common areas, that approval runs through them, and you’re mostly advocating from the sidelines.

The Renter-Friendly Option: Plug-In, Not Hardwired

If a hardwired install feels like too much commitment for your landlord, or your lease doesn’t justify the cost, a plug-in Level 2 charger through a properly wired NEMA 14-50 outlet is usually the easier sell. The outlet’s a smaller ask than a full hardwired unit, and the charger goes with you when you move. Nothing left behind to argue about at move-out.

And If Even That’s Not On the Table

Some older buildings — a handful near Payne Park come to mind — just don’t have the shared electrical capacity for additional unit circuits, built decades before anyone was thinking about EVs. If that’s your situation, a Level 1 charger off a regular outlet, slow as it is, might be all you’ve got without a much bigger association-level project. Or public charging becomes part of your routine instead of a backup plan.

Ask These Before You Sign, Not After

If EV charging matters to you and you’re condo hunting in Sarasota, worth asking during the search rather than finding out the hard way:

  • Does the unit’s panel have any spare capacity, even roughly
  • Has the building fielded EV charging requests before, and how’d that go
  • Is there already an outlet or circuit near the parking area that could work
  • Does the lease say anything about tenant-requested electrical changes

Reasonable questions. Any decent leasing agent should be able to answer them.
