We got pulled into a condo board meeting near Naples Bay a few months back โ not something we usually do, but the owner asking for an EV charger had hit a wall with the association and wanted someone who actually installs these things to explain what was and wasnโt reasonable. The boardโs concern wasnโt really about the charger itself. It was about the buildingโs shared electrical infrastructure, whoโd pay for what, and what happened if three more owners wanted the same thing next year. Fair concerns, honestly. But there was also some confusion in that room about what Florida law actually requires associations to allow, and thatโs where a lot of these situations go sideways before anyone even gets to the electrical work.
If you live in a condo or an HOA community in Naples and youโre trying to get a charger installed, the wiring is usually the easy part. The governance side is where things get complicated.
Florida gives condo and homeowners association residents real protection here. Under the statutes governing condominiums and homeowners associations, an association generally canโt prohibit an owner from installing EV charging equipment for their own vehicle, provided the installation meets reasonable requirements the association sets around things like location, aesthetics, and safety. What they canโt do is issue a flat no. What they can do is have a say in how it looks and where it goes, and require it be done by a licensed contractor with a permit โ which, frankly, is a reasonable ask.
That distinction trips people up. Owners sometimes assume the law means the association has zero say. Boards sometimes assume the opposite, that they can deny requests outright. Neither is accurate, and knowing where the actual line sits saves a lot of back-and-forth before anyone picks up a drill.
In a single-family HOA, your homeโs panel, your garage wiring, all of it is yours. Installing a charger there is basically the same project weโd do on any freestanding home โ check panel capacity, run a dedicated circuit, done. The HOA angle there is almost entirely about architectural approval, not electrical access.
Condos are a different animal. In most Naples condo buildings, individual units are fed from a shared electrical riser system, and depending on the buildingโs age and design, your unitโs panel might already be sitting close to its practical limit, especially in older mid-rise buildings around the Moorings or Aqualane Shores where the original electrical infrastructure was designed decades before EVs were part of the conversation.
There are a few common ways this gets solved:
If your parking space is close enough to your unit, and your panel has available capacity, running a dedicated circuit from your own panel to a charger at your space is the cleanest option. Youโre billed through your existing unit meter, thereโs no shared cost question, and the associationโs involvement is mostly limited to approving the physical installation route. NEC Article 625 governs the circuit and equipment requirements here, same as any residential EV install, and Collier County still requires a permit regardless of whether itโs a single-family home or a condo unit.
In buildings where running a circuit back to an individual unit isnโt practical โ too much distance, not enough spare capacity on that unitโs panel โ some associations install shared charging equipment in the garage or parking area, fed from the buildingโs common electrical system, with sub-metering so each ownerโs usage gets billed back to them individually rather than spread across association dues. This is a bigger project, usually initiated by the board rather than a single owner, and it requires real planning around how many charging spots the buildingโs electrical capacity can actually support before someoneโs dinner lights start flickering because three Teslas are charging at once.
For buildings adding multiple charging stations, a load management system lets several chargers share a finite amount of available power, automatically balancing the draw so the buildingโs total electrical capacity doesnโt get exceeded even during peak charging times. Itโs a more sophisticated solution but itโs often what actually makes multi-unit charging feasible in an older building that wasnโt built with this kind of demand in mind.
Boards respond a lot better to a specific plan than a general request. Before that Naples Bay meeting, weโd already given the owner a rough capacity assessment of his unitโs panel, a proposed circuit routing plan, and confirmation that the install would meet code and get permitted properly. That turned the conversation from โcan I do thisโ into โhereโs exactly what this looks like,โ which is a much easier yes for a board to give.
If youโre in this position, get an electrician to look at your actual panel and parking situation before you approach your association. A vague request invites a vague, cautious response. A specific one with real numbers attached tends to move a lot faster.
