New Construction Electrical Planning Guide for Naples Homes

Building a new home in Naples is exciting, but the electrical planning can sneak up on people if it’s not handled early. We’ve seen it plenty of times. The floor plan looks great, the kitchen layout is coming together, the lanai is going to be beautiful, and then someone realizes the outlets, lighting controls, panel space, EV charger wiring, pool equipment circuits, and generator prep haven’t really been thought through yet.

That’s when new construction gets more expensive than it needs to be.

For Naples homes, electrical planning is not just about meeting the basic requirements. Around here, we have humidity, salt air, heavy air conditioning use, lightning, hurricane season, outdoor living spaces, pool equipment, and a lot of high-end appliances packed into modern homes. A new house in Port Royal, Pelican Bay, Park Shore, Moorings, Golden Gate Estates, North Naples, or anywhere around Collier County needs an electrical system that fits the way people actually live in Southwest Florida.

That’s the kind of planning that makes a home safer, cleaner, and a lot less frustrating later.

Start Electrical Planning Before the Walls Go Up

The best time to make electrical decisions is before drywall, insulation, cabinets, tile, and finished ceilings are installed. Once everything is closed up, even a simple change can turn into cutting, patching, painting, fishing wire, and paying for work that could have been avoided.

During rough-in, we can still see the framing. We can run wiring cleanly. We can adjust outlet locations. We can add conduit. We can plan future circuits. That access matters.

A lot of homeowners focus first on the visible parts of the home, and that makes sense. Flooring, cabinets, countertops, fixtures, and paint colors are easier to picture. Electrical is different. Much of the value gets hidden behind the walls.

But you feel it every day.

You feel it when the kitchen island has outlets in the right place. You feel it when the garage has enough power for tools, storage, a freezer, and maybe an EV charger. You feel it when the lanai lighting is comfortable at night and the pool equipment has the proper circuits. You feel it when storms roll through Naples and your surge protection, generator setup, and panel layout were planned correctly.

Good electrical planning is one of those things people don’t always notice when it’s done right. But they sure notice when it’s done wrong.

Make Sure the Electrical Service Fits the Home

One of the first things we look at in a new Naples home is the electrical service size and panel layout. Modern homes use more power than older homes did. That’s just the truth.

Between HVAC systems, kitchen appliances, pool pumps, spa equipment, electric water heaters, outdoor kitchens, lighting controls, smart home devices, security systems, and EV charging, the electrical demand adds up quickly.

A smaller home may not need the same setup as a large waterfront property, but every home needs proper load planning. That means looking at what is being installed now and what may be added later.

We’ve seen homes where the panel was technically fine on paper, but there was almost no room left for future circuits. Then the homeowner wanted a pool heater, a charger in the garage, extra outdoor lighting, or a dedicated circuit for a workshop. Suddenly, the system was already boxed in.

That’s not where you want to be with a new construction home.

Leave Room for the Future

Planning for future electrical use does not mean wasting money. It means being smart while the house is still open.

Maybe you don’t need an EV charger today, but you may want one in a few years. Maybe the outdoor kitchen is part of a phase two project. Maybe you’re not installing a dock lift now, but the property may need marine wiring later. Maybe a detached garage, guest house, or workshop is part of the long-term plan.

In those cases, adding capacity, conduit, or panel space early can save a lot of work later.

Place Outlets Where People Actually Use Them

Outlet placement is one of those simple things that can make a home feel convenient or annoying.

Code gives us minimum requirements, but a comfortable home often needs more thought than the minimum. In Naples homes, we often see large open living areas, tall ceilings, wide kitchen islands, outdoor lanais, pool decks, garages with storage systems, and home offices. Each space should be planned based on real use, not just a generic drawing.

For example, a living room may need outlets behind wall-mounted TVs, near floating furniture, and in places where lamps will actually go. Bedrooms may need power on both sides of the bed, especially if there are adjustable beds, chargers, reading lights, or medical devices. Kitchens need careful planning around islands, coffee stations, appliance garages, wine coolers, and pantry spaces.

A few areas where homeowners often wish they had more outlets include:

  • Garages, especially near workbenches, freezers, golf cart charging areas, and storage walls
  • Lanais and patios, where people use fans, speakers, lighting, grills, and holiday decorations
  • Home offices, especially with multiple monitors, printers, routers, and charging stations
  • Bathrooms, where LED mirrors, bidet seats, and grooming tools may need dedicated planning
  • Closets and pantries, where lighting, small appliances, or charging stations may be useful

It’s much easier to add these outlets during construction than after the home is finished.

Kitchen Electrical Planning Needs Extra Attention

The kitchen is usually one of the busiest electrical areas in a Naples home. It also tends to be one of the most expensive spaces to change later.

Modern kitchens may include built-in refrigerators, wall ovens, induction cooktops, dishwashers, disposals, microwaves, wine coolers, ice makers, under-cabinet lighting, toe-kick lighting, coffee bars, and large islands with multiple work zones.

Each appliance has its own electrical needs. Some require dedicated circuits. Some need specific outlet placement. Some should be coordinated with cabinetry before anything is installed.

We’ve been on projects where cabinet changes happened after rough-in, and suddenly the outlet that made sense on paper was behind a drawer stack or too close to a trim panel. That kind of thing can happen if the electrical plan, cabinet plan, and appliance specs are not lined up early.

For new construction, we like to review the kitchen carefully. Where will small appliances sit? Where will people charge phones? Will there be under-cabinet lighting? Does the island need power on more than one side? Is there a beverage center? Is the pantry being used like a small prep area?

Those details matter.

Plan Lighting by How the Home Will Feel at Night

Lighting is not just about brightness. It’s about comfort, safety, and how the home feels at different times of day.

In Naples, a lot of homes have big windows, open floor plans, tall ceilings, and outdoor spaces that flow into the living area. The lighting plan should support that. A bright kitchen is great when cooking, but nobody wants harsh lighting over the whole room at night when they’re trying to relax.

Layered lighting usually works best. That may include recessed lighting, pendant lighting, under-cabinet lighting, wall sconces, accent lighting, pathway lighting, and exterior security lighting.

Dimmers are worth considering in most living areas, bedrooms, dining spaces, and outdoor entertaining areas. Smart switches or lighting control systems can also be useful, but they need proper wiring and compatible fixtures.

One thing we always watch for is lighting placement around fans, beams, cabinets, shower glass, and tall ceilings. A light in the wrong spot can cast strange shadows or make maintenance harder later.

Outdoor Electrical Planning Is Big in Naples

Naples homes are built around outdoor living. That means the electrical plan should include the lanai, pool area, patio, landscape, driveway, dock, outdoor kitchen, and exterior walls.

Outdoor electrical work in Southwest Florida has to be done with the environment in mind. Humidity, salt air, rain, heat, and coastal corrosion are real concerns. Equipment needs to be rated properly, protected correctly, and installed with safety in mind.

Outdoor outlets should have proper GFCI protection and weather-rated covers. Pool equipment needs dedicated circuits and correct bonding. Landscape lighting transformers need practical locations. Outdoor kitchens may need circuits for refrigeration, outlets, lighting, fans, and cooking equipment. Motorized screens, patio heaters, pumps, and water features should also be planned early.

We’ve seen homeowners finish a beautiful lanai and then realize there’s no good place to plug in anything. Or the pool equipment area is crowded because nobody coordinated electrical space with plumbing and mechanical equipment.

A little planning upfront prevents a lot of aggravation.

Think About Surge Protection Before Storm Season

Naples gets strong thunderstorms, and lightning is a regular part of life in Southwest Florida. Whole-home surge protection is a smart feature for new construction because homes now have more sensitive electronics than ever.

Smart appliances, LED lighting systems, pool controls, garage door openers, Wi-Fi equipment, HVAC controls, security systems, and entertainment systems can all be affected by power surges. A surge does not always destroy something instantly. Sometimes it weakens electronics over time, and then equipment fails earlier than expected.

A whole-home surge protective device installed at the electrical panel helps add a layer of protection for the entire electrical system. It does not replace point-of-use surge protection for certain electronics, but it is a strong starting point.

For a new Naples home, this is one of those upgrades that makes good sense while the panel is being installed.

Prepare for Generator or Backup Power

Hurricane season is another reason electrical planning matters in Naples. Power outages can happen, and some homeowners want backup power ready from day one.

Generator planning should be part of the electrical conversation early. That includes deciding whether the home needs a whole-home standby generator, selected backup circuits, a transfer switch, or space for future equipment.

Some homeowners only want to keep essentials running, such as refrigeration, internet, lights, garage doors, medical equipment, and maybe one air conditioning system. Others want a larger backup setup that can support most of the home.

The right answer depends on the home’s electrical load, the homeowner’s budget, and how much comfort they want during an outage.

What we don’t recommend is waiting until after the house is finished and then trying to squeeze generator equipment into a layout that was never planned for it. That usually costs more and creates compromises.

EV Charger Readiness Is Worth Discussing

Even if you do not own an electric vehicle right now, EV charger readiness is becoming a common part of new construction electrical planning.

A Level 2 EV charger needs proper circuit planning, panel capacity, and safe installation. In many cases, it makes sense to run conduit or wiring to the garage during construction, even if the charger itself will be installed later.

Naples homeowners often have multiple vehicles, golf carts, or future plans for electric transportation. Garages are also used for storage, tools, extra refrigeration, and equipment. So while we’re planning garage power, it’s smart to think beyond the bare minimum.

At Coharbor Electric, we’d rather help plan ahead now than have a homeowner call later and find out the garage wiring is going to be difficult or costly to upgrade.

Don’t Forget Low-Voltage Wiring

Smart homes still need good wiring. Wi-Fi is helpful, but it does not solve every problem.

For new construction, low-voltage planning can support internet access points, security cameras, doorbells, speakers, TVs, gate controls, alarm systems, and home automation equipment. In larger Naples homes, especially concrete block homes or properties with outdoor living areas, strong network coverage may require more than one router sitting in a closet.

Running data cable and low-voltage pathways during construction gives the home more reliable options. Even if the final equipment changes later, the pathways are there.

This is especially helpful for home offices, media rooms, exterior cameras, pool areas, and detached structures.

Electrical Planning for Bathrooms and Laundry Rooms

Bathrooms and laundry rooms can be easy to overlook, but they need careful electrical planning too.

Bathrooms may include LED mirrors, vanity lighting, exhaust fans, humidity controls, heated towel bars, bidet outlets, and specialty fixtures. These spaces need proper GFCI protection and safe placement near wet areas.

Laundry rooms may need dedicated circuits for washers and dryers, outlets for ironing or steaming, lighting that makes the space easy to use, and sometimes extra power for a second refrigerator, freezer, or storage area nearby.

In Naples, humidity control matters. Good ventilation and correctly installed electrical devices help protect the home and reduce long-term problems.

Coordinate Electrical With the Builder and Other Trades

New construction goes smoother when the electrical work is coordinated with everyone else. Builders, HVAC contractors, plumbers, cabinet installers, pool contractors, low-voltage vendors, and designers all affect the electrical plan.

If the HVAC equipment moves, the electrical plan may change. If the cabinet layout changes, outlet locations may need adjustment. If the pool equipment pad is revised, circuits and disconnects need to be reviewed. If the lanai design changes, fan boxes, lighting, and outlets may need to move.

That’s why communication matters.

A good electrical contractor does not just show up and start pulling wire. We look at the plans, ask questions, watch for conflicts, and help prevent problems before they’re buried behind drywall.
