Electrical Checklist for Buying a Home in Naples

Buying a home in Naples is exciting. Whether it’s a condo near Old Naples, a waterfront place in Park Shore, or a family home out toward Golden Gate Estates, there’s a lot to think about during the process. Most buyers focus on the obvious things first — the roof, the kitchen, the pool, maybe the condition of the windows or flooring.

But after years working in homes across Naples, we can tell you this: electrical systems get overlooked way more often than they should.

And honestly, some of the most expensive surprises show up after move-in day.

We’ve had homeowners call us a week after closing because breakers keep tripping, outlets stopped working, dock wiring failed inspection, or the air conditioner keeps losing power during storms. The house looked perfect during showings, but behind the walls? Different story.

That’s why we always recommend having a solid electrical checklist before buying a home in Naples — especially near the water where salt air, humidity, storms, and age wear electrical systems down faster than people realize.

So let’s walk through the biggest things buyers should pay attention to before signing papers and moving in.


Start With the Electrical Panel

The electrical panel tells us a lot about the house almost immediately.

When we open a panel, we’re looking at the overall condition, age, workmanship, capacity, and signs of moisture or overheating. Sometimes you can tell in thirty seconds whether the system’s been maintained properly over the years.

A few things we look for right away:

  • Rust or corrosion
  • Double-tapped breakers
  • Burn marks or overheating
  • Missing breaker labels
  • Outdated panel brands
  • Lack of surge protection
  • No room for future circuits

In Naples, corrosion is a big one — especially in homes near canals, marinas, or waterfront neighborhoods like Aqualane Shores or Port Royal. Salt air finds its way into panels slowly over time.

We opened one outdoor panel near Vanderbilt Beach recently where everything looked clean from the outside. Inside? Corrosion all over the neutral bar and breaker terminals. The homeowner had no clue because nothing had failed yet.

That’s pretty common.


Check if the Home Has Enough Electrical Capacity

A lot of older homes in Naples weren’t designed for modern electrical demand.

Years ago, homes didn’t have EV chargers, multiple refrigerators, outdoor kitchens, pool automation systems, giant TVs, or dock lifts running constantly. Now it’s normal.

One thing buyers should ask:

“Can this electrical system actually handle how we live today?”

We see homes where panels are already completely full before the new owners even move in. Then they want to add landscape lighting, a generator, or a car charger later and suddenly there’s no room left.

A panel upgrade after closing is doable, of course, but it’s better knowing upfront if the system’s already stretched thin.


Ask About Surge Protection

Storms in Naples are rough on electronics. Everybody here knows that eventually lightning’s going to hit somewhere nearby.

Whole-home surge protection has become one of the smartest upgrades we recommend, especially in homes filled with expensive electronics and smart appliances.

If the house doesn’t already have surge protection, it’s worth planning for it early.

We’ve seen buyers move into beautiful homes only to lose pool equipment, internet systems, or A/C boards after their first big Florida storm. Sometimes the previous owners never installed any surge protection at all.

Compared to replacing electronics later, it’s a relatively inexpensive upgrade.


Look Closely at Outdoor Electrical Equipment

Naples homes use outdoor electrical systems heavily. Pools, spas, docks, lanais, lighting, irrigation, outdoor kitchens — there’s usually a lot happening outside electrically.

And honestly, outdoor electrical equipment ages faster here than people expect.

We always recommend checking:

  • Pool equipment wiring
  • Outdoor outlets
  • Landscape lighting systems
  • Dock and boat lift wiring
  • Exterior subpanels
  • Outdoor disconnects
  • Weatherproof covers

Moisture intrusion is a constant issue around the coast. Once water gets into outdoor electrical equipment, corrosion starts quickly.

One waterfront home near Naples Bay had beautiful landscape lighting during the showing, but half the wiring connections were buried improperly and already deteriorating underground. The system worked… barely.

That turned into a larger repair pretty quickly after closing.


Dock and Boat Lift Wiring Should Never Be Ignored

If the property has a dock or boat lift, definitely don’t skip the electrical inspection there.

Marine electrical systems are a whole different category compared to standard residential wiring. Salt exposure, moisture, and UV damage wear systems down fast.

Things we commonly find on Naples docks:

  • Corroded lift wiring
  • Missing GFCI protection
  • Improper grounding and bonding
  • Romex used outdoors
  • Unsafe outlets near water
  • Rusted disconnects
  • Water inside junction boxes

And because dock wiring often sits out of sight underneath decking, problems can go unnoticed for years.

One canal-front property near Moorings had a boat lift that “worked fine” according to the seller. Once we inspected it, we found corroded conductors inside the conduit and no proper bonding on the metal lift structure.

That’s not unusual around waterfront homes.


Test the GFCIs

This sounds simple, but it matters.

Every bathroom, kitchen, garage, exterior outlet, laundry room, and waterfront area should have properly functioning GFCI protection.

If outlets don’t reset correctly or keep tripping randomly, there’s usually a reason. Sometimes it’s just an old device. Other times it points toward moisture problems or wiring issues somewhere else in the circuit.

And in coastal Florida homes, moisture-related GFCI issues happen constantly.

We’ve found outdoor outlets near lanais and pools where the covers looked fine but the inside of the box was full of corrosion from years of humidity.


Pay Attention to Flickering Lights or Warm Switches

During walkthroughs, buyers sometimes notice small electrical quirks but brush them off because the house “mostly works.”

Don’t ignore those signs.

Things worth paying attention to:

  • Flickering lights
  • Warm dimmers or switches
  • Buzzing outlets
  • Breakers that trip repeatedly
  • Lights dimming when appliances start
  • Dead outlets
  • Loose plugs falling from outlets

Those symptoms usually point toward loose connections, overloaded circuits, or aging electrical components.

Electrical systems rarely improve with time. Problems typically get worse slowly until something finally fails.


Ask About the Age of the Wiring

Naples has a mix of older homes and newer construction, and wiring conditions vary a lot depending on age and renovations.

If the house is older, it’s worth asking:

  • Has the wiring ever been updated?
  • Were additions permitted properly?
  • Was aluminum wiring used anywhere?
  • Has the panel been replaced?
  • Were older two-prong outlets grounded correctly?

We’ve inspected homes where half the house had newer wiring and the other half still had older circuits patched together over decades of renovations.

That doesn’t automatically mean the home’s unsafe, but buyers should know what they’re walking into.


Generator Setups Matter in Florida

Backup power matters more here than it does in a lot of places. Storm season alone makes generators a worthwhile conversation.

If the home already has a generator or transfer switch installed, check:

  • Was it permitted properly?
  • Is the transfer switch sized correctly?
  • Has the generator been serviced?
  • Is the fuel source in good condition?

We’ve seen generator setups that looked impressive but weren’t wired safely.

And if the house doesn’t have backup power yet, buyers may want to think ahead about future installation options before moving in.


Don’t Forget Insurance Concerns

Insurance companies pay attention to electrical systems more now than they used to. Especially in Florida.

Outdated panels, unsafe wiring, or obvious electrical problems can create issues during underwriting or inspections.

Some older panel brands may even create insurance headaches depending on the provider.

We’ve worked with buyers who found out after going under contract that the home needed electrical updates before insurance approval would go through smoothly.

Better knowing early than scrambling later.


Waterfront Homes Need More Frequent Electrical Attention

This part’s important.

Homes near saltwater age differently electrically. Corrosion moves faster. Outdoor systems wear out sooner. Dock equipment takes constant abuse from humidity and storms.

That doesn’t mean waterfront homes are bad investments — far from it. It just means electrical maintenance matters more near the coast.

We usually recommend periodic electrical inspections for Naples waterfront homes even when nothing seems wrong. Catching corrosion or loose connections early saves a lot of money later.


A Home Inspection Isn’t Always Enough

General home inspectors do a valuable job, but they’re not electricians.

A standard home inspection may catch obvious issues, but it usually won’t go deep into:

  • Panel condition
  • Hidden corrosion
  • Dock safety
  • Load calculations
  • Surge protection
  • Grounding and bonding
