Buying a home in Naples is exciting. Whether it’s a condo near Old Naples, a waterfront place in Park Shore, or a family home out toward Golden Gate Estates, there’s a lot to think about during the process. Most buyers focus on the obvious things first — the roof, the kitchen, the pool, maybe the condition of the windows or flooring.
But after years working in homes across Naples, we can tell you this: electrical systems get overlooked way more often than they should.
And honestly, some of the most expensive surprises show up after move-in day.
We’ve had homeowners call us a week after closing because breakers keep tripping, outlets stopped working, dock wiring failed inspection, or the air conditioner keeps losing power during storms. The house looked perfect during showings, but behind the walls? Different story.
That’s why we always recommend having a solid electrical checklist before buying a home in Naples — especially near the water where salt air, humidity, storms, and age wear electrical systems down faster than people realize.
So let’s walk through the biggest things buyers should pay attention to before signing papers and moving in.
The electrical panel tells us a lot about the house almost immediately.
When we open a panel, we’re looking at the overall condition, age, workmanship, capacity, and signs of moisture or overheating. Sometimes you can tell in thirty seconds whether the system’s been maintained properly over the years.
A few things we look for right away:
In Naples, corrosion is a big one — especially in homes near canals, marinas, or waterfront neighborhoods like Aqualane Shores or Port Royal. Salt air finds its way into panels slowly over time.
We opened one outdoor panel near Vanderbilt Beach recently where everything looked clean from the outside. Inside? Corrosion all over the neutral bar and breaker terminals. The homeowner had no clue because nothing had failed yet.

A lot of older homes in Naples weren’t designed for modern electrical demand.

This sounds simple, but it matters.
Every bathroom, kitchen, garage, exterior outlet, laundry room, and waterfront area should have properly functioning GFCI protection.
If outlets don’t reset correctly or keep tripping randomly, there’s usually a reason. Sometimes it’s just an old device. Other times it points toward moisture problems or wiring issues somewhere else in the circuit.
And in coastal Florida homes, moisture-related GFCI issues happen constantly.
We’ve found outdoor outlets near lanais and pools where the covers looked fine but the inside of the box was full of corrosion from years of humidity.
During walkthroughs, buyers sometimes notice small electrical quirks but brush them off because the house “mostly works.”
