Homeowner in Avondale called us in about a lanai that had been “finished” for twelve years — nice space, screened in, comfortable — but she’d never gotten around to adding lighting, an outlet for a blender station, or anything along the garden bed she’d spent a decade cultivating. “I just want what the new houses have,” she said, “without tearing my whole yard apart.” That’s the real question behind most retrofit outdoor electrical work. Not what’s possible — pretty much anything is possible. It’s how to add it to a house and landscape that already exist, without turning a weekend project into a demolition site.

This is different work than planning outdoor electrical into a new build from the ground up. When the lanai’s already poured, the landscaping’s already mature, and the patio’s already laid, adding electrical means working around what’s there instead of planning it in from a blank slate. Here’s how that actually goes.

The Big Difference: Working Around What Already Exists

On new construction, conduit gets sleeved under a slab before it’s poured, wiring gets planned into the framing before drywall goes up. On a retrofit, that concrete’s already down and that framing’s already closed. Every foot of new wire has to find a path — through an attic, along an exterior wall, under a walkway — that wasn’t planned for it originally. That’s not a reason to avoid the project. It’s just the reason retrofit work needs a different kind of assessment before anyone starts pulling wire.

Working With What’s Already Overhead

If the lanai has a screen enclosure or a solid roof already in place, running new circuits for fan-rated boxes, recessed lighting, or ceiling fans usually means fishing wire through the existing structure — sometimes from an attic space above, sometimes along an exterior soffit. This is very doable, but it takes more time than a rough-in on new construction, because every wire path is a puzzle specific to how that lanai was originally built.

Retrofitting Switches and Controls

Older lanais, especially ones we’ve worked on in Kensington Park and similar established neighborhoods, sometimes have a single switch controlling everything, or worse, no dedicated switch at all — just whatever’s plugged into an outlet. Retrofitting proper switching, and sometimes a simple smart control or timer, is one of the more satisfying upgrades on these projects because it changes how usable the space feels day to day, for a relatively contained scope of work.

Working Around Established Plants and Roots

This is where retrofit landscape lighting gets genuinely different from new construction. On a brand-new property, transformer placement and wire runs get planned before the landscaping goes in. On an established property — and Sarasota’s got plenty of yards with mature oaks and years of careful planting — every trench or wire run has to route around root systems and existing beds without damaging what’s already grown in.

We generally recommend low-voltage systems for retrofit landscape lighting specifically because the wire runs can be shallow-buried or even surface-routed under mulch in spots where digging would risk root damage. It’s more forgiving to install around an established landscape than line-voltage wiring would be.

Transformer Placement on an Existing Property

The transformer for a low-voltage system needs a dedicated circuit and a weatherproof enclosure, and on a retrofit, finding the right spot for it — close enough to minimize wire runs, accessible for maintenance, tied into an outlet or panel space that actually has capacity — takes more thought than it would on a new build where that decision gets made before anything else is finished. We had a project in Forest Lakes where the ideal transformer location was on the far side of the house from the panel, which meant a longer feed circuit than we’d have chosen if we’d been planning this from scratch.

The Panel Question Comes Up Fast

An outdoor kitchen retrofit — even a modest one with a grill, a mini fridge, and some lighting — usually needs two or three dedicated circuits. On an existing home, the first real question is whether the panel has that capacity to spare. We’ve had retrofit projects in Alta Vista and similar older neighborhoods where the existing panel was already fairly full from decades of additions, and the outdoor kitchen became the point where a panel upgrade got folded into the project rather than being a separate future concern.

Running New Circuits to an Existing Patio

If the patio’s already poured, new circuits generally have to run underground from the house, through UF cable rated for direct burial or through conduit, trenched in at code-required depth. This means some disruption to the yard along that path — not full demolition, but a trench that needs to get dug, wired, and properly backfilled. We try to route these paths through planting beds or less visible areas of the yard rather than across the middle of a lawn, when the property layout allows for it.

GFCI and Weatherproofing Still Apply, Retrofit or Not

Every requirement that applies to new outdoor electrical work applies just as fully to a retrofit. GFCI protection on every outdoor receptacle, weatherproof in-use covers, NEMA-rated fixtures appropriate to their exposure. We sometimes find older lanais with electrical that predates current code entirely — non-GFCI outlets, indoor-rated fixtures that have been quietly corroding for years — and a retrofit project is often the natural moment to bring that older work up to current standard while everything else is being added.

Permitting for Retrofit Outdoor Work

Retrofit outdoor electrical work needs a permit through Sarasota County or the City of Sarasota just like new construction does, and pool-adjacent work specifically has to meet NEC Article 680 requirements regardless of whether it’s new or retrofit. This sometimes surprises homeowners who assume a smaller add-on project might not need the same paperwork as a bigger new build — it does, and skipping it creates real problems at resale if the work was never inspected.

Minimizing Disruption to What You’ve Already Built

The best retrofit projects we do start with an honest walk of the property, figuring out realistic wire paths before committing to a plan, so the homeowner knows upfront what’s going to involve some digging or fishing wire through existing structure versus what’s a relatively contained job. Nobody wants to be surprised mid-project by a trench running through a flower bed they didn’t expect to be touched.
