If youโ€™ve spent any time looking at custom home builds in Sarasota, you already know the outdoor living space isnโ€™t an afterthought. Itโ€™s often the whole point. The lanai, the pool deck, the outdoor kitchen โ€” for a lot of homeowners here, thatโ€™s where the house actually gets lived in. Evening dinners outside in January, pool parties in April, watching a storm roll in off the Gulf from a covered patio with a drink in hand. Thatโ€™s the Sarasota lifestyle, and the homes being built here reflect it.

Which means the electrical layout for those outdoor spaces deserves the same level of thought that goes into the kitchen or the master suite. More, sometimes, because outdoor electrical has weather, moisture, salt air, and UV exposure working against it in ways that indoor wiring doesnโ€™t have to deal with.

Weโ€™ve done the electrical on a lot of custom outdoor living projects across Sarasota, Siesta Key, Osprey, Venice, and out through Lakewood Ranch. Hereโ€™s what separates the projects that work beautifully from the ones that cause problems โ€” or that homeowners outgrow before the landscaping has even filled in.


Think About How Youโ€™ll Actually Use the Space

Before any wire gets pulled, the right question isnโ€™t โ€œwhere do the outlets go?โ€ Itโ€™s โ€œhow is this space going to function?โ€ Those are different questions, and the second one leads to much better electrical planning.

A covered lanai thatโ€™s mostly used for lounging and casual dining has different electrical needs than a space thatโ€™s running a full outdoor kitchen, an outdoor bar, a TV and sound system, a ceiling fan system, and string lighting over a dining area. Both are common in Sarasota. Both need to be planned for specifically.

We always try to have this conversation with homeowners before rough-in โ€” not during it. Walking through how you entertain, what equipment youโ€™re planning to have, whether you might want to add anything in the next five years โ€” that shapes every decision that follows. The wire is cheap before the drywall and stucco go up. Changing things after is not cheap.


Covered Lanais: More Circuits Than You Think

The standard covered lanai in a Sarasota home needs to carry more electrical load than most people anticipate when theyโ€™re in the design phase. Letโ€™s walk through whatโ€™s typically running out there.

Ceiling fans โ€” often multiple, on longer lanais. Each fan needs a switched circuit, ideally a switch leg with the option to control fan speed and light kit separately, especially if the fans are being integrated into a smart home system.

Recessed lighting or pendant fixtures for the ceiling. This needs its own circuit and dimmer if you want lighting control flexibility, which most homeowners do once theyโ€™re actually living in the space.

Outlets along the perimeter walls and columns โ€” and more of them than you think youโ€™ll need. Weโ€™ve heard โ€œI wish weโ€™d put more outlets out hereโ€ more times than we can count. A good baseline on a covered lanai is an outlet every eight to ten feet along usable wall space, plus dedicated circuits for any fixed equipment.

A TV or exterior display, if oneโ€™s planned. That needs a recessed outlet or in-wall box behind the mounting location, not a surface-mounted outlet with a cord hanging down. It also needs a low-voltage conduit pathway for HDMI and control wiring if the source equipment is located inside.

Audio โ€” in-ceiling or in-wall speakers rated for outdoor or covered exterior use. Speaker wire needs to run back to wherever the amplification lives.

All of this, and we havenโ€™t even gotten to the outdoor kitchen yet.


Outdoor Kitchens: Plan Every Circuit Before the Countertops Are Ordered

Outdoor kitchens on Sarasota custom homes have gotten serious. Weโ€™re not talking about a built-in grill and a mini-fridge anymore. Weโ€™re talking full refrigeration, an icemaker, a pellet smoker, a gas grill with a rotisserie, a flat top griddle, a pizza oven, a blender station, a keg system, a warming drawer. Not every outdoor kitchen has all of those โ€” but plenty have most of them.

Every appliance that draws significant power needs its own dedicated circuit. The refrigerator is one circuit. The icemaker is one circuit. If thereโ€™s an electric element in the pizza oven or the warming drawer, those are dedicated circuits too. The blender station โ€” a standard 20-amp GFCI circuit works, but if youโ€™re running commercial-style blenders, think about capacity.

Outlet placement in an outdoor kitchen needs to map to how the space is laid out. We work from the plans and think through every station โ€” where the prep happens, where beverages get made, where the homeowner will want to plug in a mixer or a phone charger or a portable speaker. The rule of thumb we use is to err on the side of more outlets rather than fewer, because adding circuits to a finished outdoor kitchen means cutting into stone countertops or stucco columns, and nobody wants that.

GFCI Protection Throughout

Everything outdoors โ€” every single outlet, every circuit that feeds outdoor equipment โ€” needs GFCI protection. Thatโ€™s code, and itโ€™s also just basic sense near water and in a climate like ours. We run GFCI protection at the breaker level on outdoor kitchen circuits so the entire circuit is covered, not just the individual outlets.

Weatherproof covers are required on all outdoor outlets. In-use covers โ€” the kind with a flip lid that stays closed around a plugged-in cord โ€” are required where cords will be left plugged in. On a coastal Sarasota property where salt air is a constant, weโ€™re specifying corrosion-resistant cover plates and stainless fasteners throughout outdoor spaces. The standard builder-grade hardware corrodes faster than youโ€™d expect out here.


Pool and Spa Electrical: No Shortcuts Here

Pool electrical is heavily regulated under NEC Article 680 for good reason โ€” water and electricity are an unforgiving combination. The requirements cover bonding, GFCI protection, fixture ratings, and how close outlets and equipment can be located to the water. Thereโ€™s no area of residential electrical where doing it wrong has more serious consequences.

Equipotential Bonding

Every pool needs an equipotential bonding grid โ€” a network of copper conductors that ties together the pool shell, the water, the metal components of the pool equipment, and nearby conductive surfaces. The purpose is to eliminate voltage differences in and around the water that could cause stray current issues. This isnโ€™t optional, it isnโ€™t something that can be cut or minimized, and it needs to be done correctly by someone who knows what theyโ€™re doing.

We see bonding done wrong on a surprising number of pools. Sometimes itโ€™s a builder cutting corners, sometimes itโ€™s a subcontractor who doesnโ€™t fully understand the requirements. When weโ€™re doing the electrical on a new pool or inspecting an existing one, bonding is one of the first things we check.

Pool Lighting

LED pool lighting has become standard, and for good reason โ€” the efficiency and lifespan are far better than the old incandescent fixtures, and the color-changing capability integrates well with home automation systems. The wiring for pool lights needs to meet specific voltage and installation requirements. Low-voltage pool lights are common on residential pools; line-voltage fixtures have stricter placement rules.

Landscape lighting around the pool perimeter, step lighting on pool entry steps, underwater lighting in fountains or water features โ€” all of it needs to be planned for during construction. Conduit sleeves under the pool deck are essential if you want any flexibility for lighting changes later without jackhammering concrete.

Pool Equipment Subpanel

Pool pump motors, heaters, automation controllers, spa jets, spillway pumps โ€” the equipment pad on a full-featured Sarasota pool setup draws real power and has multiple circuits. A dedicated subpanel at the equipment pad, in a NEMA-rated enclosure appropriate for an outdoor installation, keeps pool circuits organized and separate from the rest of the house.

Pool automation systems โ€” Pentair IntelliConnect, Jandy iAqualink, Hayward OmniLogic โ€” are standard on higher-end pools now. Being able to control pump speed, heater temperature, lighting, and water features from your phone or integrated into a whole-home system is something most homeowners expect. The wiring and communication paths for those systems need to be built into the electrical scope from the beginning, not figured out at startup.


Outdoor Lighting: Layers Make the Difference

Good outdoor lighting on a Sarasota custom home isnโ€™t just functional โ€” itโ€™s what makes the property look the way it does in all the photos that made you want to build here in the first place. Getting it right requires planning multiple layers of lighting, each with its own wiring and control requirements.

Landscape and Path Lighting

Low-voltage landscape lighting is the most common system for path lighting, planting bed accents, and tree uplighting. These systems run off line-voltage transformers that need dedicated circuits and proper weatherproof enclosures. The wire runs from the transformer to the fixtures are low-voltage, which gives flexibility in the field โ€” but the transformer location and the circuit feeding it need to be in the electrical plan from the start.

On properties where the landscape lighting scope is significant โ€” larger lots, complex planting plans, multiple lighting zones โ€” we sometimes run multiple transformers and circuits so different zones can be controlled independently and one transformer failure doesnโ€™t take down the whole property.

Hardscape and Architectural Lighting

Line-voltage fixtures โ€” step lights, wall sconces, soffit-mounted fixtures, column cap lights โ€” need individual wiring and properly rated outdoor boxes. These get planned from the architectural drawings and need to be roughed in before any hardscape or exterior finishes go up.

Step lighting on pool entries, on outdoor stairways, along the face of retaining walls โ€” these are easy to miss in the planning phase and painful to add afterward when youโ€™re cutting into pavers or stucco. If itโ€™s on the drawings, we wire for it. If itโ€™s not on the drawings but it clearly belongs there, we bring it up.

Tying Outdoor Lighting Into a Control System

Outdoor lighting connected to a Lutron or Control4 system โ€” scenes that bring the pool lights up while the landscape lighting dims, or a single keypad tap that sets the whole property for entertaining โ€” requires home-run wiring from fixture locations and control infrastructure that needs to be planned during rough-in. Itโ€™s more involved than standard switching, but the result is a property that actually responds to how the homeowner uses it.

Photocell and timer controls are a simpler option for homeowners who want automated on/off without a full system. Reliable, easy to use, and the key is just planning for the control device location during rough-in rather than trying to retrofit it into a finished transformer installation.


Outdoor Entertainment Zones Beyond the Lanai

The lanai and pool deck are the obvious starting points, but a lot of Sarasota custom homes have outdoor spaces that extend well beyond those areas. Firepit zones, detached pool houses or cabanas, covered dining pavilions, putting greens with lighting, sports courts โ€” these spaces need electrical planning too, and theyโ€™re frequently treated as afterthoughts until itโ€™s too late to do them cleanly.

Detached structures โ€” a pool cabana, a guest cottage, an outdoor bar structure โ€” are treated like miniature buildings from an electrical standpoint. They need their own subpanel fed from the main house, with the feeder sized for what the structure is going to run. Running that underground conduit and feeder before landscaping and hardscape go in is straightforward. Running it afterward, through finished grounds and under pavers, is a much bigger job.

Firepit areas and outdoor lounge zones often want lighting, outlets, and sometimes audio. The wiring for those areas needs to be planned alongside the landscape design, with conduit sleeves run under any walkways or patio areas before concrete is poured. This is one of those things that costs almost nothing to plan for and a lot to add later.


The Conduit Conversation โ€” Have It Early

If thereโ€™s one thing we push on every outdoor living project, itโ€™s conduit sleeves. Running empty conduit through concrete flatwork โ€” the pool deck, the driveway, sidewalks, the outdoor kitchen floor โ€” before itโ€™s poured is cheap insurance against future headaches.

You may not know today exactly where youโ€™ll want landscape lighting in three years, or where youโ€™ll want to add a security camera, or whether youโ€™ll eventually want audio at the firepit. But if thereโ€™s conduit under the concrete, adding those things later is pull a wire, not demolish and repour. We walk through the site plan with homeowners before any flatwork goes in and ask those questions. Itโ€™s a short conversation that has paid off for homeowners more times than we can count.
