Salt air, humidity that never fully leaves, storm exposure, the kind of corrosion that can quietly work on connections and equipment for years before anyone notices.

The biggest mistake on any new construction project is treating the electrical scope as something you figure out during rough-in. By the time rough-in starts, the decisions that matter most should already be made. Load planning means building a complete picture of everything the home is going to run. Not just the obvious loads like the range and the HVAC systems. Outdoor subpanels โ for pool equipment, for a detached structure, for an outdoor kitchen โ need NEMA 3R or NEMA 4 rated enclosures appropriate for coastal exposure. Standard residential-grade outdoor panels arenโt rated for what a true coastal environment delivers over time.
Stainless steel fasteners throughout outdoor electrical installations โ outlet covers, junction box screws, conduit straps. Corrosion-resistant weatherproof outlet covers rather than standard thermoplastic. Tinned copper wire in runs that pass through particularly exposed areas. Anti-oxidant compound on all aluminum conductor terminations.
None of this is exotic โ itโs standard practice for a contractor who understands what coastal environments actually do. But it requires deliberate specification. The difference between equipment that lasts twenty years in a salt air environment and equipment that starts failing at eight is largely in those material choices.
Underground conduit for feeder runs, landscape lighting home runs, and pool wiring in coastal conditions should be schedule 40 PVC at minimum. For a two-car garage, planning for two charging circuits makes sense even if only one charger is being installed initially. The second circuit costs very little to rough in during construction and allows the homeowner to add a second charger without an electrician opening walls or pulling new wire through finished conduit.
On larger properties with detached garages or motor courts, the EV charging infrastructure needs feeder conduit run to the garage structure during site work, before hardscape is installed. Lighting control systems like Lutron Homeworks require specific wiring approaches โ each dimmer is a processor, home-run wiring to a central processor, phase-cut or forward-phase dimming depending on the load. Thatโs different from standard residential wiring and requires knowing what platform is being specified before the rough-in starts.
Motorized shading โ interior roller shades, exterior solar shades on the lanai, drapery tracks โ needs power at each shade location and control wiring back to the automation system.
