There are three spaces in a custom home that account for the majority of the electrical planning decisions โ and the majority of the problems when that planning doesnโt happen early enough. The kitchen. The pool. The outdoor living areas. Get those three right and the rest of the house is relatively straightforward. Miss something in any one of them and youโre either living with limitations or paying to fix it after the walls are closed and the deck is poured.
We do a lot of custom home electrical work in Sarasota. Projects on the barrier islands, builds in Lakewood Ranch and Palmer Ranch, renovations in older neighborhoods close to downtown, waterfront properties out toward Osprey and Nokomis. And the conversations that come up most consistently โ the ones that determine whether a project goes smoothly or ends with a homeowner frustrated about something that should have been caught earlier โ are about these three spaces.
So hereโs what we actually think about when weโre planning kitchens, pools, and outdoor areas on a Sarasota custom home.
The kitchen is the most electrically demanding room in a residential home, and modern kitchens in Sarasota custom builds have gotten significantly more complex. Itโs not unusual to be planning for a professional range with dual fuel burners, a wall oven and a steam oven, a built-in espresso machine, a beverage refrigerator in the island, a wine cooler in the butlerโs pantry, a warming drawer, under-cabinet lighting throughout, and a full complement of small appliance circuits along the countertop perimeter. Each of those has electrical requirements. Some of them are specific enough that they need to be planned for before the cabinet drawings are finalized.
The NEC requires a minimum of two small appliance circuits for the kitchen countertops. Thatโs the floor, not the target. On a custom kitchen with serious cooking equipment, the dedicated circuit list gets long.
The range โ if itโs dual fuel or all-electric, thatโs a 50-amp, 240-volt dedicated circuit. The wall oven, same situation. A steam oven or a combi-oven gets its own circuit. The dishwasher gets a dedicated 20-amp circuit. The refrigerator gets a dedicated 20-amp circuit. The microwave โ dedicated 20-amp. The garbage disposal โ dedicated 20-amp. The built-in espresso machine, if itโs a prosumer or commercial-grade unit, often needs a dedicated 20-amp circuit too.
Thatโs eight dedicated circuits before weโve touched the general countertop circuits, the under-cabinet lighting, the island circuits, or the range hood, which on a high-output professional range may need its own circuit depending on the motor size.
This is why kitchen electrical planning needs to happen alongside the appliance selection process, not after it. We ask homeowners to give us appliance specifications as early as possible because the nameplate data tells us exactly what each piece of equipment needs โ and occasionally the answer is that the electrical plan needs to change to accommodate what the homeowner selected.
Kitchen islands in Sarasota custom homes are substantial โ ten feet long isnโt unusual, and some are bigger. Islands need outlets, and the code requirements for island outlet placement have specific rules about what counts and what doesnโt based on island dimensions. On a larger island with a prep sink, a beverage refrigerator, warming drawers, and a cooktop, there are multiple dedicated circuits feeding the island plus general countertop circuits for the prep areas.
Conduit routing to a kitchen island needs to happen before the slab is poured or before the subfloor is closed, depending on the construction method. Itโs one of those things that requires coordination between the electrical rough-in schedule and the structural schedule. When that coordination doesnโt happen, island outlets end up being surface-mounted or fed through the cabinet bases in a way that limits layout options.
Under-cabinet LED lighting โ continuous runs along the base of upper cabinets illuminating the countertop โ is standard on custom Sarasota kitchens now. Itโs practical task lighting and it looks good. But it needs to be planned for specifically, which means knowing where the upper cabinet runs are going to be, where the LED driver locations will be, and how the circuit will be switched or integrated into the lighting control system.
Toe kick lighting, accent lighting in glass cabinet interiors, cove lighting above upper cabinets โ these all follow the same logic. The wiring rough-in needs to align with the cabinet design, which means the electrician and the cabinet designer need to be working from coordinated drawings. When that doesnโt happen, you end up with LED drivers stuffed into inconvenient locations and wiring that runs in ways that create access problems later.
Thereโs no area of residential electrical with higher stakes than the pool. The combination of water, electricity, and people โ often including children โ means that shortcuts or mistakes in pool electrical donโt just create inconvenience. They create danger. The NECโs requirements for pool electrical exist because people were hurt when those requirements didnโt exist, and theyโre not suggestions.
Equipotential bonding around a pool is required by NEC Article 680 and itโs the part of pool electrical that gets skipped or cut short more often than anything else. The bonding grid ties together all the conductive elements in and around the pool โ the water, the pool shell, the metal equipment, the reinforcing steel in the deck โ with a continuous copper conductor that equalizes voltage potential throughout the area.
The purpose is to prevent a condition called voltage gradient, where different parts of the pool environment are at different electrical potentials. That difference is what causes electric shock drowning, which is a real and specific hazard that isnโt widely understood by the general public. A properly installed bonding grid eliminates that gradient.
We check bonding on every pool project we touch. New installations, inspections on existing pools, service calls where someone reports a tingling sensation in the water โ that last one is a bonding problem until proven otherwise and it gets treated as an emergency. If youโve never had your poolโs bonding system inspected, itโs worth doing.
All receptacles within 20 feet of a poolโs inside wall need GFCI protection. Lighting fixtures, equipment controls, and anything thatโs part of the pool and spa system has specific GFCI requirements under NEC 680. We run GFCI protection throughout the pool area and test it at completion โ itโs not something we leave for the inspector to find.
Pool lighting fixtures need to be specifically rated for wet or underwater locations, installed at the required depths, and wired with conductors that meet the pool wiring requirements. The niche housing for an underwater light has to be properly grounded and bonded. These are details that require specific knowledge of the pool wiring code, not just general residential wiring experience.
A full-featured pool in a Sarasota custom home has a meaningful load โ pump motors, a heater or heat pump, a salt chlorinator, automation controller, spa jet pump, waterfall or fountain pumps, lighting. All of that gets organized through a dedicated subpanel at the equipment pad, installed in a NEMA-rated outdoor enclosure thatโs specified for coastal exposure.
We size the pool subpanel for whatโs there now plus realistic headroom for what might be added. Adding a pool heater or a second pump to a pool thatโs already running close to the subpanelโs capacity means pulling new feeder wire, which is an avoidable expense if the panel was sized correctly from the start.
Pool automation โ Pentair, Hayward, Jandy โ requires communication wiring between the controller at the equipment pad and any remote keypads or integration points for the home automation system. That communication wiring needs to be run during rough-in, not figured out at startup when the automation company shows up to commission the system.
Before any concrete goes down around the pool, run conduit sleeves. Under the pool deck, under connecting walkways, under any hardscape that connects the pool area to the house or the landscape. The cost of a few lengths of schedule 40 conduit before the pour is trivial. The cost of boring under a finished concrete pool deck to add a lighting circuit or a camera run or an audio cable is not trivial.
We walk through the pool and outdoor layout with homeowners before any flatwork is scheduled and ask specifically about what they might want to add in the future. Itโs a short conversation. Homeowners whoโve done it always say theyโre glad they did.
The outdoor living areas on a Sarasota custom home โ the lanai, the outdoor kitchen, the covered dining area, the firepit zone โ represent a significant electrical load that doesnโt always get the planning attention it deserves. People think about the kitchen and the pool and treat the outdoor living areas as the easy part. Theyโre not the easy part.
A covered lanai running fans, recessed lighting, a TV, an outdoor sound system, and outlets for general use needs multiple circuits. The fans need switched circuits โ ideally with independent speed and light control if theyโre going into a smart home system. The lighting needs its own dimmer circuit. The TV location needs a recessed outlet and a low-voltage pathway for signal and control wiring. Audio needs speaker wire run back to the amplification source.
Outlet count on a lanai is one of those things where homeowners consistently wish theyโd put more in. The covered lanai in Sarasota functions as a living room for a significant part of the year. Plan it like a living room.
Every fixed appliance in an outdoor kitchen needs a dedicated circuit. Built-in refrigerator โ dedicated circuit. Icemaker โ dedicated circuit. Warming drawer โ dedicated circuit. Blender station or beverage equipment area โ at minimum a 20-amp GFCI circuit, more if the equipment warrants it.
The countertop outlets throughout the outdoor kitchen need to be positioned based on how the space actually functions โ where prep happens, where the bar area is, where someone will want to charge a phone or plug in a portable speaker. And everything outdoors needs GFCI protection and weatherproof covers. On a coastal Sarasota property, those covers and the hardware holding them need to be corrosion-resistant. Standard builder-grade stainless in a salt air environment doesnโt last. We specify hardware rated for the exposure level.
Landscape lighting, architectural lighting on the building exterior, hardscape lighting in the pool deck and driveway areas, security lighting, pathway lights โ all of it needs circuit planning. Low-voltage landscape systems run off transformers that need properly placed line-voltage circuits and weatherproof enclosures. Line-voltage fixtures need individually wired outdoor boxes.
The control side matters too. Exterior lighting tied into a Lutron or Control4 system โ or even just properly programmed photocell and timer controls โ needs the infrastructure in place during rough-in. Adding automation to exterior lighting after the fact means either running new wire or making compromises in how the system functions.
Detached pool houses, guest cottages, outdoor bar structures, covered pavilions away from the main house โ these are small buildings from an electrical standpoint. They need feeders from the main house, their own subpanels, and their own circuits appropriate for their use. The underground conduit for those feeders needs to go in before landscape and hardscape are complete.
Firepit areas, outdoor lounge zones at the back of a large lot, sports courts with lighting โ all of these need conduit run to them before the landscape is established. Once a mature landscape is in and irrigation is running and the hardscape is finished, adding electrical to a remote area of the property is a significant disruption. Planning for it during construction is not.
Kitchen dedicated circuits, pool subpanel feeder, outdoor kitchen circuits, landscape lighting circuits, lanai circuits, exterior lighting, garage circuits, EV charging, HVAC โ all of it has to fit in the electrical panel with capacity to spare. On a full Sarasota custom home with serious outdoor living and a proper kitchen, 400-amp service is the right starting point in most cases. Larger homes or homes with significant equipment loads may want a 400-amp main with a distribution panel feeding multiple subpanels.
The panel design โ how circuits are organized, how subpanels are fed, how the load calculation shakes out โ is something that needs to be worked through during the design phase, not improvised during rough-in. When weโre involved early, we can flag capacity issues before they become problems and make sure the panel is sized for how the homeowner actually wants to live in the house โ not just for whatโs on the base plan.
The decisions made in the design phase of a Sarasota custom home determine whatโs possible once you move in. Panel sizing, circuit planning for the kitchen, bonding and GFCI protection at the pool, conduit sleeves under the hardscape โ getting those right is dramatically easier before construction starts than after itโs underway.
