We get asked this one a lot, usually by homeowners who are already a few months into the process and starting to wonder if theyโre behind. Short answer: earlier than most people think. Longer answer is worth walking through, because โearlyโ means something different depending on which stage of a luxury build youโre actually in โ and getting the timing wrong at any one of those stages tends to cost real money later.
Weโve worked custom home projects from the ground up around Bird Key, Sapphire Shores, The Oaks, and out toward Lakewood Ranch Country Club, and the pattern is almost always the same. The projects that go smoothly are the ones where the electrical contractor got a seat at the table early. The ones that run into snags โ change orders, ceiling heights that donโt accommodate the fixtures the homeowner wanted, a panel that needs to be relocated after drywall โ are almost always the ones where electrical didnโt enter the conversation until construction was already underway.
This is the stage most homeowners skip entirely, and itโs the one that would save the most headaches if they didnโt.
If youโre building a luxury custom home, you almost certainly have plans for things that go well beyond a standard electrical package โ a whole-home automation system, a wine room with climate control, a home theater, an outdoor kitchen and pool complex, maybe a car collection that needs EV charging and specialty lighting in the garage. Every one of those decisions affects the load calculation, the panel size, and where equipment physically needs to live in the house.
Weโd rather have that conversation while the architect is still drawing floor plans than after theyโre finalized. Once drawings are locked, moving a panel location or adding square footage for an equipment room means redlines, delays, and usually a fee from the architect for the changes. Weโve sat in on early design meetings for homes near Casey Key and Sanderling where a fifteen-minute conversation about equipment room placement saved the homeowner a wall relocation three months later.
By the time permit drawings go to Sarasota County, the electrical scope needs to be locked in โ or close to it. This is where load calculations get finalized, panel size gets specified on the drawings, and the utility coordination with FPL for the service entrance and meter location gets sorted out.
If big decisions are still up in the air at this point โ say, the homeowner hasnโt decided on generator size, or the smart home scope keeps changing โ permit review tends to drag. Plan reviewers kick back applications that donโt match whatโs actually going to be built, and every revision cycle adds weeks to a timeline thatโs usually already tight. We always tell clients: if youโre still deciding on major electrical features once permit drawings are submitted, youโre deciding later than you should be.
Framing is really the last comfortable window to finalize anything before rough-in wiring begins. Once framing is complete and rough-in starts, changes get expensive fast, because now youโre talking about moving wire thatโs already run through studs and joists, not just adjusting a drawing.
This is the stage where we walk the house in person with the homeowner โ every switch location, every outlet, every ceiling fixture, every spot where a future chandelier or statement lighting piece is going to hang. It sounds tedious, but itโs a lot cheaper to move a switch six inches during a walkthrough than to open a finished wall for it later. We did exactly this on a build near Indian Beach a while back, where the homeownerโs lighting designer hadnโt finalized fixture locations until framing was nearly done โ we caught two ceiling boxes that needed relocating before rough-in started, which took twenty minutes instead of becoming a drywall repair.
Worth being honest about this part. When electrical planning doesnโt start until rough-in or later, a few things tend to happen:
None of this is catastrophic โ we fix these situations all the time โ but itโs slower and more expensive than it needed to be. Even after move-in, a lot of luxury homeowners come back to us wanting to add something โ a generator they held off on, an EV charger, a home theater upgrade, expanded outdoor lighting. Thatโs normal, and none of it means the original planning failed. But the same principle applies at a smaller scale: the earlier you loop us in on an addition, the more options you have, and the less likely you are to be working around finished walls and landscaping thatโs already established.
