Naples has some of the most beautiful homes in Southwest Florida. It also has some of the most stressed electrical panels weโve ever worked on. Thatโs not a coincidence โ itโs a combination of the local climate, the age of a lot of the housing stock, and the way electrical demand in homes has changed over the past few decades while the panels themselves stayed the same.
We get called out for panel-related issues in Naples constantly. Breakers that wonโt reset, panels that feel warm to the touch, homes that keep tripping the same circuit over and over, homeowners whoโve been told by an insurance inspector that their panel needs to go. And in most cases, when we open that panel up, the story it tells is pretty consistent.
Letโs walk through what actually causes electrical panels to fail in Naples homes โ not the textbook version, but what we actually see out here in the field.
Before anything else, itโs worth understanding what the environment here does to electrical infrastructure, because itโs a factor that people from other parts of the country genuinely underestimate when they move to Southwest Florida.
Salt air is corrosive. Naples sits right on the Gulf, and the salt content in the air โ especially within a mile or two of the water โ gets into everything. It gets into panels. It gets into breaker housings. It gets into the connections between wires and terminals, and it oxidizes them over time. Oxidized connections donโt conduct electricity the way clean copper does. They create resistance. Resistance creates heat. Heat, applied consistently over years at a junction point inside a panel, is how panels fail.
This is especially true in neighborhoods closest to the water โ Port Royal, Aqualane Shores, Coquina Sands, Old Naples, and the waterfront areas along Gulf Shore Boulevard and Crayton Road. The panels in those homes take more environmental stress than panels in newer inland communities like Lely Resort, Talis Park, or the developments off Collier Boulevard. Not dramatically more โ but meaningfully more, and it compounds over time.
The humidity factor on top of the salt air makes everything worse. We regularly open panels in Naples homes where we can see visible moisture damage that the homeowner had no idea was there. Rust on the cabinet. Discoloration on the bus bar. The occasional white mineral deposit from condensation that dried and left residue behind. None of that is visible from the outside of the panel door.
This is probably the most common issue we see in established Naples neighborhoods, and itโs one that surprises a lot of homeowners.
Many homes in Naples โ particularly anything built before the early 2000s in areas like Naples Park, Golden Gate Estates, East Naples, and the older sections of North Naples โ were built with panels sized for the electrical demand of that era. In the eighties and nineties, a 100-amp or 150-amp panel was often considered adequate for a residential installation.
Now think about whatโs in that same house today. Possibly a whole-home generator transfer switch. EV charging in the garage. Multiple large air handlers โ because in Naples, a single-story home might have a primary unit and a supplemental unit just to manage the cooling load in summer. A modern kitchen with a double oven, a built-in refrigerator, an induction cooktop. Smart home systems. Home offices with sustained equipment loads. Multiple televisions and entertainment systems.
The panel that was right for the house in 1988 was not designed for any of that. What happens over time is that the panel runs consistently at a higher percentage of its rated capacity than it was designed for, and the thermal stress of running hot for years degrades the components inside. Breakers start nuisance-tripping. Connections loosen from the repeated heating and cooling cycles. Eventually something stops working right, or something worse.
One of the telltale signs we find in older Naples panels is double-tapping โ where two circuit wires have been connected to a single breaker terminal that was only designed for one. This happens when someone adds circuits over the years and the panel runs out of open slots. Rather than upgrading to a larger panel, the previous electrician โ or sometimes the homeowner โ just doubled up on a terminal.
Most breakers are not rated for two conductors. Itโs a code violation, and it creates a connection thatโs mechanically compromised from the start. We find this in probably a third of the older panels we look at in Naples. Itโs usually fine right up until it isnโt.
If your Naples home was built between roughly 1950 and 1990, thereโs a chance it has a Federal Pacific Electric (FPE) Stab-Lok panel or a Zinsco panel. These brands were extremely common during that period and were installed in millions of homes across the country, including a significant number in Southwest Florida.
The problem with both of these panels is that their breakers have documented failure modes. FPE Stab-Lok breakers have a well-established history of failing to trip when theyโre supposed to โ meaning when a circuit is overloaded and the breaker is supposed to shut off power to protect the wiring, it sometimes doesnโt. It just keeps conducting. Thatโs the entire job of a circuit breaker and these panels have a known tendency to fail at it.
Zinsco panels have a related issue โ their breakers can fuse to the bus bar over time, making it impossible to turn them off even manually, and they have similar trip-failure problems.
We find these panels in Naples fairly regularly, particularly in older homes in areas like Golden Gate City, Brookside, and some of the original construction in neighborhoods that were built out in the sixties and seventies. If youโre not sure what brand your panel is, pull the door open and look at the breakers. If you see โStab-Lokโ on the breakers, or if the breaker handles have a distinctive t-shape, or if the panel brand is Zinsco or Sylvania โ call someone. Those panels need to be evaluated by a licensed electrician and in most cases replaced.
Insurance companies in Florida have increasingly started refusing to insure homes with these panels or charging significantly higher premiums. Weโve had homeowners in Naples call us specifically because their insurance carrier gave them a deadline to replace the panel or lose coverage. Thatโs become more common, not less.
Naples summers are long and theyโre hot. Weโre talking about homes where the AC runs essentially continuously from May through October, and where attic temperatures on a summer afternoon can exceed 140 degrees.
Electrical panels are often located in garages, utility rooms, or mechanical spaces that donโt have the same climate control as the living areas. A panel in a Naples garage is sitting in an ambient temperature that can easily hit 100 degrees or more on a summer afternoon. The panel itself generates additional heat from the current running through it. So youโve got a piece of electrical equipment thatโs operating in a hot environment while also generating its own heat internally.
Heat degrades insulation. It accelerates the oxidation of copper connections. It stresses the mechanical components inside breakers โ the bimetal strips that respond to heat and trip the breaker. Over years of this, breaker calibration drifts. A breaker that was supposed to trip at 20 amps starts tripping at 18, or stops tripping reliably at 22. Either way, itโs not doing what itโs supposed to do.
This is one reason why we emphasize to Naples homeowners that a panel thatโs been in service for twenty-five or thirty years deserves a real look โ not just a visual check of the outside, but an actual inspection with the door open, looking at the condition of the components.
Southwest Florida gets hit. Hurricane season is real, and even storms that donโt make direct landfall on the Naples area push storm surge, wind, flooding, and power disruptions that affect electrical infrastructure.
Lightning strikes โ direct and indirect โ can damage panels in ways that arenโt immediately obvious. A nearby strike that travels through the utility lines can send a voltage surge into your service entrance that damages the main breaker, degrades the bus bar, or takes out individual breakers. Everything might reset and appear normal. The panel might function for months. But internally, components that absorbed that surge may be compromised in ways that only show up later as erratic behavior or failure.
Flooding is the other storm-related panel killer, and Naples homeowners know this better than most. Any panel that has had water intrusion โ even partial, even briefly โ needs to be professionally evaluated before itโs put back into service. Water and electrical components donโt recover just because they dry out. Corrosion starts immediately, and a panel that was flooded and then dried and appeared normal may have internal damage that creates a real hazard.
Weโve seen this in the aftermath of major storm events in Collier County. Homeowners who assumed their panel was fine because the breakers all worked and nothing was obviously wrong โ only to have problems show up weeks or months later that traced back to storm damage that was never addressed.
Some of these are obvious. Some arenโt.
Breakers that trip repeatedly on the same circuit, especially without a clear reason, are telling you something. A breaker that trips and wonโt reset โ or resets but trips again immediately โ needs to be looked at. Warm or hot panels are a serious warning. Any burning smell, even faint and occasional, is not something to wait on. Flickering lights that correlate with certain appliances cycling on are often a panel or connection problem rather than a fixture problem.
Less obvious: a panel thatโs more than twenty-five years old and has never been inspected. A panel with visible rust or discoloration on the cabinet. A panel where the breakers are unlabeled or where the labeling clearly doesnโt match whatโs actually connected. Any panel where the wiring inside looks like itโs been modified multiple times by multiple people over the years.
That last one is more common than youโd think. In Naples, where properties change hands frequently and where investment buyers sometimes do renovation work on the cheap between sales, weโve opened panels that look like they were worked on by five different people with five different approaches and zero documentation.
We get questions about this pretty regularly, so itโs worth covering briefly.
Replacing a panel in a Naples home means pulling a permit through Collier County โ this is required, and any electrician who tells you otherwise is not someone you want working on your home. The permit process involves an inspection, which is the whole point: an inspector looks at the completed work and signs off that it was done correctly.
The work itself involves shutting off power to the home (coordinated with FPL for the service disconnect), removing the old panel, installing the new one, reconnecting all the circuits, adding any required AFCI or GFCI breaker protection thatโs required under current code, and cleaning up the work. In most Naples residential installations, we can complete a panel replacement in a day.
After inspection and sign-off, the homeowner has documentation that the panel was replaced by a licensed contractor, inspected, and meets current code. That documentation matters for insurance purposes and for resale.
