Losing power in part of your place is one of those things that feels more confusing than it should. The fridgeโs dead but the hallway lights work fine. Half the kitchen has power, half doesnโt. Or the whole unit just goes dark and youโre standing there trying to figure out if itโs your problem or the whole buildingโs. We get calls like this all the time, and thereโs almost always a logical explanation โ itโs just not always obvious which one applies until you actually walk through it.
Worth saying upfront: how you troubleshoot this depends a lot on what kind of property youโre in. A single-family home in Whitfield Estates, a condo downtown near the bayfront, and an older home in McClellan Park each have their own quirks when it comes to power loss, so weโre going to walk through all three.
The first question we ask on almost every power loss call is simple. Is it the whole place, part of it, or just one device or outlet? That answer narrows things down fast, no matter what kind of property youโre in.
If everythingโs out, check whether itโs just you or the neighbors too. A quick look at the house next door, or checking FPLโs outage map, tells you whether this is a utility-side issue or something internal to your property. If the neighbors have power and you donโt, the problem sits somewhere between the meter and your panel, or inside the panel itself โ and honestly, thatโs past the point of DIY troubleshooting.
Power out in part of the place but not all of it usually points to a single tripped breaker, or a tripped GFCI thatโs feeding several outlets on the same circuit. Sarasota homes often have outdoor and bathroom GFCIs wired to protect multiple outlets downstream, so a tripped GFCI in one bathroom can knock out power to outlets in a totally different room if they share a circuit. People donโt expect that connection, and it throws troubleshooting off more than youโd think.
Just one outlet or device dead? Check if itโs on a GFCI-protected circuit first, then check the breaker. If both look fine and thereโs still no power, the issueโs probably in the wiring or the outlet itself โ and at that point, itโs worth having someone look rather than guessing further.
This is where things get genuinely different from a single-family home, and it trips people up constantly.
In most Sarasota condo buildings, the electrical system splits into two zones of responsibility. Your unitโs individual panel, the wiring inside your walls, and your outlets and fixtures are typically your responsibility as the owner. The buildingโs main electrical infrastructure โ the risers, the main service, common area wiring โ usually falls under the condo associationโs responsibility, maintained through the buildingโs management or a contracted electrician.
That distinction matters a lot when youโre troubleshooting power loss. If your unitโs dark but the hallway lights and other units seem fine, thatโs almost certainly your unitโs panel or wiring, and itโs on you to get it addressed. If multiple units are affected, or common areas are dark too, thatโs a building issue that goes through your association, not something an individual ownerโs electrician should be diagnosing on their own without coordinating with building management first.
We worked on a unit near the downtown bayfront corridor where the owner had called us out for what they assumed was a wiring problem in their kitchen. Turned out three other units on the same electrical riser were having the same intermittent issue โ it was a building-level problem, not anything specific to that unit. Good thing to know before paying for troubleshooting that isnโt actually yours to fix.
Sarasotaโs got plenty of homes from the 1950s through the 1970s, especially in areas like McClellan Park, Indian Beach, and Whitfield Estates, and power loss in these homes sometimes traces back to something a little more involved than a tripped breaker.
Homes built between roughly 1965 and 1973 sometimes have aluminum branch wiring instead of copper, which behaves differently as connections age โ aluminum expands and contracts with heat more than copper does, which loosens connections over time and can cause exactly the kind of intermittent power loss thatโs hard to pin down without opening things up. Older panels, particularly certain brands like Federal Pacific and Zinsco that were common decades ago, are also known to have internal breaker issues that donโt always show obvious symptoms before they fail.
If youโre in an older home and losing power in ways that donโt have a clean explanation โ not a clear overload, not an obvious GFCI trip โ thatโs a case where the age and type of wiring or panel genuinely changes whatโs likely going on. Worth mentioning to whoever you call, since it changes where theyโll look first.
Once youโve narrowed down whatโs affected, the panelโs usually the next stop. Open the panel cover and look for any breaker thatโs in a middle position, not fully on or off โ thatโs the visual sign of a tripped breaker. Push it firmly to off, then back to on. If it holds, youโre probably fine. If it trips again right away, stop there. Thatโs not a โtry it one more timeโ situation.
Never open a panel thatโs wet, near standing water, or showing any sign of scorching or damage. And if you smell anything burning near the panel, donโt open the cover at all โ cut power at the main disconnect outside if you can safely reach it, and call an electrician.
