Can a Sarasota Home Upgrade the Electrical Panel Without Full Rewiring? | CoHarbor Electric

This is one of the questions we hear most from Sarasota homeowners who know their panel needs attention but are worried the job is going to turn into a major renovation. The short answer is yes — a panel upgrade and a full rewire are separate projects, and most homes don’t need both at the same time. But there are situations where wiring does come into the picture, and it helps to understand the difference before you schedule anything.

The Basics

Does a panel upgrade include rewiring the house?

No. A panel upgrade replaces the service entrance equipment — the main panel, the main breaker, and the wiring that connects your home’s circuits to FPL’s utility service. The branch circuit wiring that runs through your walls to outlets, switches, and fixtures stays in place. You’re not opening walls as part of a standard panel upgrade.

So my existing wiring stays?

In most cases, yes. If the branch circuit wiring throughout your home is in serviceable condition and sized correctly for its circuits, it doesn’t get touched. The panel upgrade doesn’t require it.

When does wiring come into the picture?

A few situations bring it into scope:

The service entrance cable is damaged or degraded. The wiring that runs from the meter to the panel is part of what we’re replacing. If there’s damage beyond that connection point, it gets addressed as part of the job.

A wiring condition has to be resolved before the permit can close. This comes up occasionally in older Sarasota homes. If something is a code violation that affects the inspection, we flag it upfront — not mid-job.

Aluminum branch circuit wiring on 15 or 20-amp circuits. Some homes built in the late 1960s and early 1970s used aluminum wiring on smaller circuits. It’s not automatically a panel upgrade issue, but it’s worth identifying and evaluating separately if we find it.

You’re adding new circuits as part of the project. If you want to add capacity for an EV charger, a new AC system, or additional circuits while the panel work is happening, that new wiring is part of that specific scope — not the panel upgrade itself, but work that can be done at the same time efficiently.

Older Sarasota Homes

I have an older home in Sarasota. Does that change things?

It can. Homes built before the mid-1980s in neighborhoods like Gulf Gate, South Trail, Southside Village, or along the waterfront in Harbor Acres sometimes have wiring conditions worth knowing about — even if they don’t directly affect the panel upgrade scope. Older insulation can become brittle. Junction box connections can degrade. And in Sarasota specifically, the combination of heat and humidity accelerates that process on anything that’s had prolonged exposure.

We look at what we can see during the assessment. If something warrants attention beyond the panel, we’ll separate it from the panel upgrade scope so you understand exactly what’s what and can make an informed decision.

What about aluminum wiring?

Aluminum branch circuit wiring on 15 and 20-amp circuits — used in some Florida homes built between roughly 1965 and 1973 — is a separate issue from the panel. A panel upgrade doesn’t fix aluminum wiring concerns, and aluminum wiring doesn’t necessarily block a panel upgrade. They’re distinct scopes. If we find it in your home, we’ll explain what the options are clearly before anything gets decided.

Does coastal exposure affect wiring?

Not typically inside the walls, where wiring is protected. But service entrance components, outdoor subpanels, and any wiring that’s been exposed — at meter cans, in attics with ventilation gaps, or in garages near the water — can show corrosion over time. Homes on Siesta Key, Bird Key, Lido Beach, or anywhere close to the Gulf or the bay are worth looking at carefully for this reason. It’s one of the things we specifically check during a Sarasota panel assessment.

Permits and Inspections

Will the Sarasota County inspector look at my wiring?

The inspection after a panel upgrade focuses on the panel work itself — the installation, grounding and bonding, and service entrance equipment. The inspector isn’t conducting a whole-house wiring audit. That said, if something is visible and clearly problematic, it can be noted. This is part of why the pre-job assessment matters — we’d rather know what’s there before the inspector does.

Does pulling a permit mean I have to bring all my wiring up to current code?

No. A permit for panel work doesn’t trigger a blanket requirement to bring every circuit in the house up to current NEC standards. Code generally applies to the work being done. There are specific exceptions, and we’ll flag anything we see that could be one — but a panel upgrade permit doesn’t automatically mean a whole-house rewire.

Planning Ahead

If wiring work is needed, should I do it at the same time as the panel?

If there’s specific wiring work that’s clearly needed — a few new circuits, a condition we found during the assessment — stacking it with the panel upgrade is usually the more efficient path. We’re already on-site, already coordinating with FPL, already in the permit process. Combining the scope makes sense when the work is well-defined.

If it’s a broader question — whether an older home’s wiring needs more comprehensive attention — that’s a separate conversation we can have after the panel is done. There’s no reason to rush that decision when it isn’t required to complete the panel upgrade.

I’m planning a renovation in the next year or two. Does that affect anything?

Worth mentioning during the assessment. Panel placement, capacity, and circuit layout can all be thought through with an upcoming renovation in mind. Getting the panel right now doesn’t preclude wiring work later — it actually sets you up better for it, because you’re starting from a panel that has the capacity and configuration to support whatever comes next.
